When you buy land or an interest in land in Ontario, you pay Ontario's land transfer tax. Land includes, but is not limited to, any buildings, buildings to be constructed, and fixtures (such as light fixtures, built‑in appliances and cabinetry). In addition, for certain transfers of land, a 25 per cent Non‑Resident Speculation Tax (NRST) may apply.
Typical closing costs in any real estate transactions in Ontario can include land transfer tax, title searches, corporate searches, registration fees, title insurances, legal fees, transaction levy fees, etc.
In Ontario, as of January 1, 2017, you may be eligible for a maximum rebate of $4,000.00 off of your Land Transfer Tax if you qualify as a first time home buyer according to the laws of Ontario.
